Dubai's Mid-Market Property Segment Drives Strong Growth in 2025
Dubai’s real estate market is witnessing robust growth in its mid-market property segment, with homes priced between Dh1 million and Dh3 million becoming the main driver of demand in 2025.
Industry experts attribute this surge to the city’s expanding population and rising interest in the UAE’s 10-year Golden Visa program, which together are fueling strong investor and end-user appetite for mid-range homes.
According to recent data, properties within the Dh1-3 million bracket accounted for over half (54.47%) of all residential transactions in the third quarter of 2025, totaling 29,292 sales.
This segment has solidified its position as the anchor of Dubai’s property market activity, balancing sustained demand from families, professionals, and investors looking for affordable yet quality housing options.
The thriving mid-market appeal is supported by Dubai’s population increase, with more than 155,000 new residents added in 2025 alone. Alongside this demographic boost, recent mortgage rate cuts have enhanced affordability, encouraging more buyers to enter the market.

This favourable environment is generating strong momentum not only in off plan property sales but also in ready homes within family-friendly communities.
The UAE Golden Visa program is a notable catalyst attracting long-term residents and investors to Dubai’s property market. By offering a 10-year residency to eligible buyers, it provides security and long-term benefits, which increases demand particularly in the mid-tier housing sector.
This policy is strengthening buyer confidence and incentivising property acquisition within this segment. Market analysts highlight that developer strategies and institutional capital flows are also adapting to this trend, expanding supply across affordable housing and investment-grade assets.
With more than half of the property transactions concentrated in the Dh1-3 million range, Dubai's real estate market is uniquely balanced, merging accessibility for new buyers with sustained investor interest and setting it apart from global peers.
